Michael Heines: From Land Development to Fiction in Greater Cincinnati

Over nearly 40 years, Michael Heines has built a career in land development while drawing on his Ohio State experience for his debut novel, ‘True Freshman.’
Land development can be a fulfilling, if not busy, line of work, requiring developers to navigate zoning boards, manage construction, and deliver master-planned communities, sometimes simultaneously while working on multiple projects. Despite this complexity, Ohio-based land development veteran Michael Heines has worked in the field for nearly 40 years and is currently serving as Director of Development at Clearcreek Communities, LLC.
His career is distinguished by a comprehensive understanding of the development process and a practical approach to community building. Heines leads projects that balance housing needs, long-term land use, environmental features, and the character of the surrounding community. Outside his work in real estate, he has also turned to fiction, drawing on his connection to The Ohio State University and his interest in campus safety for his debut novel, True Freshman.
Nearly Four Decades in Development
Heines began his career after graduating from Ohio State University, initially planning to work in advertising. An unexpected opportunity with a real estate developer led him into land development, however, putting him on the path he follows today.Over nearly four decades, Heines has worked across a wide range of property types, including master-planned residential communities, luxury estate subdivisions, townhome developments, multifamily projects, industrial properties, and retail developments, to name a few. This cross-sector experience has provided him with a broad understanding of how land planning, zoning, infrastructure, construction, and market demand interact.
Drawing on His College Experience
Heines’s connection to Ohio State has also influenced his work beyond real estate. His debut novel, True Freshman, published by Cincinnati Book Publishing, is a coming-of-age mystery inspired by actual crimes involving Ohio State students.Set on a Midwestern college campus during the early 1980s, the novel follows an 18-year-old student beginning his first year away from home. His experience takes a darker turn when his best friend becomes the victim of a violent crime, confronting him with questions about independence, personal safety, and the loss of innocence.
The story combines elements of mystery with details drawn from the period in which it is set. According to Heines, the book is intended to acknowledge students who have lost their lives or their sense of safety through circumstances beyond their control.
“College should be life’s beginning, not a beginning to an end,” Heines says.Although his professional life has largely centered on contracts, zoning, construction, and land-use planning, True Freshman allowed Heines to explore a different form of long-term project development. He is currently working on three additional installments in the series.
Heines’s Role at Clearcreek Communities
As Director of Development at Clearcreek Communities, LLC, Heines oversees the planning and execution of communities throughout the Greater Cincinnati and Greater Dayton markets. His responsibilities therefore span the full development cycle.For example, in addition to overseeing land acquisition and site evaluation, Heines also plays an active role in land-use planning, regulatory approvals, and even project delivery. Handling these and other responsibilities demands considerable strategic planning and direct operational oversight, practices he has developed during his career.
Examining the Parkside Master-Planned Community
One of Clearcreek Communities’s largest projects in its portfolio, and by extension Heines’s, is the Parkside master-planned community located in Lebanon, Ohio. The 277-acre development is located on a historic farm and is organized around a 58-acre central park.Parkside was designed to serve residents at different life stages, offering independent living, assisted living, and memory care facilities, as well as townhomes, condominiums, and luxury apartments. The diversity of real estate options within the community necessitated a comprehensive planning approach that considered the unique needs and wants of the various demographics who would be residing there.
Highlighting Luxury and Specialized Communities
Heines has also led the development of communities designed around distinctive sites, natural features, and specialized housing needs.A clear example of this specialized design can be found in The Reserve at Cedar Ridge, a 67-acre estate community with 24 homesites ranging from approximately 1.5 to 4 acres located in Clear Creek Township. Here, homes are priced from about $900,000 to over $3 million, and the community is organized around a preserved log cabin.
Meanwhile, Sanctuary Cove, a development in Mariemont, includes 19 four-story luxury townhomes along the Little Miami River. The residences feature rooftop terraces and panoramic river views.
Other active Clearcreek developments include West Ridge in West Chester Township, Feedwire Farm in Bellbrook, Paragon Estates in Washington Township, and Creekside Landing in Lebanon.

Heines’s most notable strength is his ability to manage complex projects from concept through completion. Within that sphere of project management are several additional niche skill sets and forms of expertise, including general land development, zoning and entitlement strategy, land-use planning, and development construction management.His experience across multiple real estate categories allows him to anticipate challenges that may arise during planning, approval, construction, and delivery. Since Clearcreek Communities’ developments emphasize livability and the responsible use of natural and historic features, Heines’s attention to detail has made him a strong asset in structuring projects that incorporate preserved wooded areas, private parks, creek corridors, community greenspace, fishing lakes, and even trail systems.
