Perched on the ski-in/ski-out slopes of Rusutsu Resort in Hokkaido, the newly unveiled NOT A HOTEL RUSUTSU by internationally acclaimed design studio Snøhetta redefines the alpine retreat. More than a luxury villa, the project is envisioned as a catalyst for regional uplift, enriching both the community and its global visitors.

Architectural Concept

Snøhetta’s design takes shape in two linear volumes that curve gently into the mountainous terrain, together spanning approximately 1,200 square meters. The lower volume, partially embedded underground, accommodates a gym and sauna, offering a serene wellness escape. The upper volume, dramatically cantilevered over the slope, arranges key communal spaces — from the arrival lounge and kitchen to the dining room, living room, and a central courtyard with an outdoor bath.

Living Above the Landscape

Above these shared zones, bedrooms and a private study float over the site, carefully oriented to frame panoramic views of Mount Yōtei through expansive glazing. The material palette, composed of locally sourced stone and wood, emphasizes a minimalist aesthetic while inviting the surrounding natural environment indoors.

Wellness and Community

The project is designed not only for private indulgence but also as a hybrid co-ownership retreat and boutique hotel. Social areas foster connection and exploration, while secluded suites, the sauna, and wellness facilities allow guests to slow down and rejuvenate.
