Tavyn Weyman’s path into real estate has been anything but conventional. Before becoming a licensed REALTOR® in Texas in 2025, he spent more than a decade in roles that demanded patience, quick thinking, and constant communication.

His career included hospitality management, property management, sales leadership, childcare administration, and professional entertainment. He served as Room Division Manager at Ranch Motel, Property Manager at Sandstone Properties, Director of Sales and professional wedding DJ and Master of Ceremonies at Cutting Edge Entertainment, and Assistant Director at Kids R Kids International. Earlier management roles in food service added another layer of experience in high-pressure, customer-facing environments.

That background now shapes how Weyman works with buyers, sellers, and investors across San Antonio. Real estate, after all, is rarely only about property. It is also about timing, family needs, financial pressure, and trust. Weyman’s varied career gave him practice reading rooms, explaining options clearly, and meeting people where they are.

A Strong First Year

In his first year holding a Texas real estate license, Weyman closed eight transactions, seven of them newly built homes, and surpassed six figures in income. This year, he is already at seven closings. He built much of that early momentum through relationships, social media, and consistent follow-up, rather than relying on a large traditional sales machine.

Operating under Tav’s Real Estate, powered by RISE Realty Group & Associates, LLC, Weyman has centered his business on education and long-term client care. Today, he represents buyers, sellers, investors, and renters throughout the greater San Antonio area, with an increasing focus on home listings and strategic marketing. His goal is not limited to helping someone reach closing day. He wants to become the person clients call years later when they are weighing another purchase, evaluating an investment, or deciding whether to sell.

The New Construction Advantage

Weyman has become especially focused on new-construction homes and builder negotiations, where buyers can easily miss opportunities if they do not know what to ask for. He works directly with builders to identify available incentives, including commission bumps, lease-breaking cost coverage, first-month-free deals, and mortgage rate buydowns.

That expertise earned him national media recognition. Bloomberg cited Weyman as an expert on builder incentives and mortgage rate negotiation strategies, including a case in which he secured a 3.49% fixed rate on a $414,000 new-construction home for a client. He has also been cited by National Mortgage News on builder rate strategies.

For buyers in a market where rates can shape affordability, those details matter. Weyman’s role is to help clients understand where leverage may exist, especially when builders are motivated to move inventory.

Faith, Technology, and Service Beyond the Sale

Weyman’s practice is also shaped by his faith. He has publicly described an approach where faith comes first, including praying for and with clients and grounding his business in integrity and service.

At the same time, he uses technology, social media, and AI tools to make the process easier to understand and manage. For him, modern tools support a deeply personal approach, rather than replacing it.

That same service mindset extends into his community. A husband and father of three, Weyman serves in the youth and children’s ministries at Church Unlimited in San Antonio and mentors young people through themes of faith, discipline, and resilience.

Through consistent educational content on social media, Weyman shares home tours, market updates, leadership lessons, and practical advice for buyers and sellers, helping make real estate more approachable for everyday families.
