The New Language of Luxury Landscaping Is Written in Soil, Water, and Time

A multimillion-dollar property can be engineered to perfection and still carry a hidden liability in its garden. Landscapes that rely on unsuitable plants, impermeable surfaces, and intensive maintenance can accumulate years of irrigation, chemical treatment, pruning, and replacement costs, turning an asset designed to elevate a property into one that demands increasingly heavy intervention.
The problem sits within a longstanding fixation on the finished image. Luxury landscaping has often been judged at the moment the gates open, and the planting is immaculate, rather than measured years later when soil conditions and maintenance demands begin to reveal whether the original design was genuinely fit for its setting.
That raises a more consequential question for the high-end property market. What if the most valuable landscape is not the one that creates the greatest visual impact on completion, but the one that has become more resilient and easier to maintain two decades later? The proposition shifts landscaping from a decorative consideration toward a form of long-term property infrastructure.
Angelique Robb, founder of SYNKD™, argues that the industry needs to rethink how luxury outdoor spaces are conceived, particularly by treating the landscape as a functioning system rather than an installation whose value is determined at completion.
Robb’s argument begins beneath the surface, with soil, climate, and microclimate determining whether a planting scheme can sustain itself over time. Ornamental plants placed into native soil can gradually deteriorate, creating an ongoing requirement for additional inputs. The same problem can emerge when plants are placed in conditions that do not match their moisture requirements, particularly on properties where the landscape has been intentionally sculpted to create wetter or drier areas.
Native plants, she argues, can offer a more resilient foundation because they are adapted to the pressures of their region. Drought, flooding, high winds, and coastal salt, she notes, are conditions that determine what can thrive and how much intervention a property will require.
The aesthetic objection to native planting is one Robb believes deserves reconsideration. Native species may not always deliver the immediately recognizable look of imported ornamentals, but she argues that regional planting can still create an abundant, highly considered landscape. “No matter where you are, you can design the planting to be lush, provided the right plants are selected for the environment,” she notes.
Hardscaping carries the same long-term implications. Robb points to the distinction between permeable and impermeable surfaces and the way their placement can influence water movement across an entire property, as well as the critical preparation underneath any hardscaping. An extensive impermeable surface can increase the amount of water the surrounding landscape has to absorb, potentially contributing to erosion, flooding, and washouts during heavy rainfall.
Against that backdrop, she notes that the financial calculation extends well past the construction budget. Robb believes luxury homeowners should ask their landscape design and build teams to project maintenance requirements and costs over the coming decade, rather than evaluating a scheme solely according to its cost at completion.
A landscape dominated by ornamental plants, bare soil, and extensive impermeable hardscaping should not carry the same upkeep profile as one using dense planting, native species, and appropriately selected materials, Robb insists.
“A naturalistic style with native plants and more permeable hardscaping should cost less to maintain over 10 years than a landscape with a lot of ornamental plants,” she says.
The maintenance burden can also be embedded in the planting strategy itself. Robb points to bare soil as a particularly avoidable source of intervention because weeds establish readily in exposed ground. Dense planting, by contrast, can eventually reduce the need for repeated mulching once the plants have established and formed a continuous scheme.
The difference between decoration and infrastructure becomes notable on challenging sites. Sloping properties, for example, often require interventions to create usable areas, but Robb argues that the conventional instinct to build a large concrete retaining wall can introduce new drainage and visual problems. Her preferred approach considers the slope as part of the design.
Terracing, she explains, can create more usable ground while maintaining a stronger relationship with the surrounding contours. Plantable retaining systems can also introduce vegetation into the infrastructure, allowing plants to contribute to soil stabilization and water management.

Construction teams may be familiar with conventional concrete systems while horticultural professionals are aware of products that allow infrastructure and planting to operate together. Without collaboration between disciplines, those possibilities can disappear before construction begins.
The ultimate test, then, is temporal. “After those 20 years, it should look better every year than it did the year that it started,” Robb states.
Water provides one of the clearest measures of whether that philosophy has been achieved. Robb underscores that landscapes should be designed so rainfall is absorbed into the property rather than rapidly carried toward roads and buildings.
Retaining water within the ground could also provide reserves for trees and plants during periods of drought.
Emphasizing its aesthetic importance, she argues that homeowners can retain the lushness associated with luxury landscapes while allowing the character of the region to influence what that luxury looks like.
A landscape designed for twenty years rather than two asks a different set of questions. How will the soil behave? Where will the water go? How much intervention will the planting require? Which materials will continue to perform? Those questions move luxury landscaping toward a more sophisticated measure of value, where the garden is judged not by how impressive it looks at handover, but by how intelligently it continues to function as the property matures.
