How Carly Heneghan Is Building a Modern Family Real Estate Business
Written by Ethan M. Stone
Working with her father allows Carly Heneghan to combine modern marketing, personalized client service, and decades of construction experience within one real estate team.
Carly Heneghan and her father, John Heneghan, have built a family real estate partnership around two complementary areas of experience. Since founding Heneghan Homes, a team with Weichert, Realtors, in 2018, they have worked with buyers and sellers across New York and Connecticut.
The father-daughter team was established while Carly was completing her undergraduate studies at St. Thomas Aquinas College. According to the company, the pair has since closed more than 130 residential real estate transactions totaling over $52 million.
Their approach brings marketing, pricing, and negotiation strategy together with practical construction knowledge. Carly leads the team’s marketing and client experience, while John draws on his background in construction and renovation to help clients assess properties and potential improvements.
Two Skill Sets, One Strategy
Today, Carly oversees the team’s pricing strategy, marketing, negotiations, and client experience. She is a licensed real estate agent and a member of the Hudson Gateway Association of Realtors and OneKey MLS.The team works across Rockland, Westchester, and Orange counties in New York, as well as Fairfield County in Connecticut. Its clients include first-time buyers, experienced homeowners, and sellers navigating the region’s varied housing markets.
John contributes decades of construction and renovation experience. This allows the pair to consider both how a property is presented and marketed and what its physical condition or renovation potential may mean for a buyer or seller.
Marketing Beyond the Listing
For Carly, placing a home on the MLS is the beginning of the marketing process rather than the full strategy. Each listing may be supported by a customized plan incorporating professional photography, video, floor plans, pricing analysis, social media, and targeted digital advertising. She also conducts market and comparable-sales analyses with clients and can arrange video walkthroughs for buyers who are unable to view a property in person. These tools help the team work with clients across county and state lines while adapting its approach to the property and the intended audience.
Construction Knowledge Before Inspection
John Heneghan brings construction knowledge to the table. His experience as a former contractor allows him to consider properties from a practical building and renovation perspective.Although his input does not replace an assessment by a licensed home inspector, it can give clients an earlier understanding of a property’s condition, renovation potential, and possible improvement costs.
For buyers, that perspective may help identify matters they wish to investigate further before proceeding. For sellers, it can help distinguish between improvements that may support a sale and those that may not justify the expense.
Understanding NY-to-CT Moves
The team’s work across New York and Connecticut has also given Carly insight into the movement of buyers between the two states, including relocations from Westchester County to Connecticut communities such as Stamford and Darien.Carly recently appeared on the CT Real Estate Edge podcast to discuss differences between buying a home in New York and Connecticut. The conversation covered pricing, lifestyle considerations, and some of the assumptions buyers may bring to an interstate move.
A Family Business Model
The Heneghan Homes model is built around the different perspectives Carly and John bring to a transaction. Carly focuses on strategy, marketing, negotiation, and communication, while John provides practical insight informed by his construction background.“My dad taught me a good deal isn’t just about the number. It’s about knowing what you’re actually buying or selling,” Carly says. “I bring the strategy and the marketing. He brings decades of knowing what’s behind the walls. Clients get both, every time.”As the team continues working across its New York and Connecticut markets, its family-business structure remains central to how it advises buyers and sellers throughout the process.
